Los Alamitos prices
Pricing a low-slope roof
Most flat sections on a house are small, which means the fixed costs of getting a crew there matter more than the area does.
These are estimated ranges, not quotes. Compiled from public installed-cost data for California and adjusted for how Los Alamitos is built. No contractor is bound by them, and nobody can price a roof they have not stood on.
| Covering | Per square | Typical whole roof | Expected life |
|---|---|---|---|
| Architectural asphalt shingleThe default choice on most American homes, and usually the right one. | $650 – $925 | $13,000 – $27,000 | 25 to 30 years |
| 3-tab asphalt shingleThe cheapest thing that still counts as a roof. Fewer and fewer crews will install it. | $525 – $725 | $10,500 – $21,000 | 15 to 20 years |
| Impact-rated asphalt shingleClass 4 rated. Often earns an insurance discount where hail is a factor. | $850 – $1,300 | $17,000 – $37,500 | 25 to 35 years |
What moves the price
- Pitch — anything over about 7:12 needs staging and slows a crew down
- Permit and inspection fees, which vary more between towns than people expect
- Access — a truck that cannot get near the house adds hours to every load
- How many old layers have to come off before the new one goes on
- Warranty tier, which is really a question about who honours it in fifteen years
Locally
Far enough back that the covering wears out normally, close enough that the fixings do not. That mismatch is the local problem.
Be careful with coatings sold as replacements. Coating a sound roof buys years; coating a failed one buys a fresh colour.
These are estimates, not quotes. They are compiled from national installed ranges adjusted for California costs and for how Los Alamitos is built. No contractor is bound by them.
Get a real number
A range cannot see your roof. Three questions, and up to three local contractors price it themselves.
Your request is in.
We are matching it now against roofing contractors working in Los Alamitos and the surrounding area.
- Today, usually within the hour. The first contractor calls or texts the number you gave us. ASAP requests go out first.
- Up to three of them, no more. We cap it at three so you can compare without your phone melting.
- They come and look. Estimates are given after somebody has been on the roof, not over the phone.
- You decide, or you do not. There is nothing to cancel and nothing to pay us.
If you do not hear anything today, check your voicemail and spam folder — contractors often call from a mobile number.
Questions about price
Are the contractors licensed and insured?
Contractors have to give us their state licence number and proof of liability and workers compensation cover before they can receive requests. You should still ask to see current certificates yourself before work starts — a licence can lapse between checks.
Is moss on the roof a problem?
Yes, eventually. Moss holds water against the shingle and lifts the edges as it thickens. Zinc or copper strip at the ridge suppresses it. Pressure washing an asphalt roof strips the granules and does more harm than the moss did.
How many contractors will contact me?
Up to three. That is a hard cap, not a guideline. Three is enough to compare and few enough that your phone stays usable.
